  3. Home Point BPO  (Broker’s Price Opinion) Sometimes a broker price opinion is required for the valuation of the property. For this Automatic valuation model is used sometimes.
  4. Negotiations This phase involves the negotiation for the new terms for the loan or mortgage which are then reviewed and sent to underwriting for approval.
  5. Modification Approval/Decline The servicer responds on behalf of the client about the approval or decline of the modification application.

The departments often give the customers a run around between different departments. In a company like Home Point there is a lot of bureaucracy involved. Due to this the timeline of Home Point loan modification varies  due to reasons that sometimes are very straight but sometimes they are very complicated. Here are a few reasons why the answers to this question are such complicated.

For one, Home Point is only serving as a mortgage servicing company and they are always representing debt on someone else’s behalf. This largely takes away the decision taking capabilty of Home Point. As a home loan servicing company they follow the Pooling and Servicing Agreement (PSA), This serves like an agreement between all institutions. The company can take a few of the decisions on behalf of the investor but not all the decisions. This means that they have to get permision from the investor for every loan modification that they want to make. Certain investors take the process of making decision and do it themselves. In this kind of regulated business the more hands involved the longer it takes in processing leaving Home Point’s hands tied.

Another issue, The timeline is the priority in Home Point loan modification. The company prioritizes the application as they are received by date. The company mostly sorts the applications on first come first serve basis but it also depends on if you have a near foreclosure date. If you have a foreclosure date that is near then it is likely that your application will be pushed to the front of the line and considered sooner for the mortgage assistance. It must be kept in mind that the institutions like Home Point have foreclosure dates for almost every day. Due to this the process does not go forward as quickly as you want it to.

  • Lastly, All mortgages are not created equal. There are a large number of mortgage programs each having different terms and regulations about how they will modify your loan. Usually, if the client does not qualify for the first program they are tried for the next one. This process goes on untill they find the mortgage solution that works. Departments are very specialized due to these conditions so many times different representatives handle different parts of the review.

Home Point’s Loan Modification Timeline Conclusion: While it would be great that we can give our customers the exact timeline for the loan modification. The timelines vary greatly from customer to customer. It depends on whether the servicer can take the decision themselve or they have to send it to the investor for approval. It depends on whether you fit the first program you are reviewed for or the 10th or 11th. It also depends on the factors from outside the bank such as how fast they can get the valuation on the property and how fast they receive the legible documents.

This company bought Stonegate mortgage which was my lender. I had auto online payment since June 2014. Once they took over, they stopped my auto payment without noticing me. Now I am not allowed to pay online, neither auto pay. I requested a payoff statement at least 10 times including email and priority mail requests. For 40 days past I never got the payoff statement. You know why? Because my rate is 4.5%. Everytime I called, I was told I would get one tomorrow. But I never did. Something is wrong with this company. If you are looking for a mortgage company, I suggest you to find a good one, not this junk company.

This company is a JOKE! They just bought my previous mortgage company and of course they’ve made it nearly impossible for a seamless process during the transition. As most people in 2017, my bills are paid online. Home Point in their infinite wisdom decided to give everyone new account numbers and mess up the auto bill payment for folks’ mortgages with their respected financial institutions. When I called them to tell them my credit union had to manually mail them a check (because of this crappy merger) they basically informed me that wasn’t their problem and a late fee would be assessed accordingly, if not received by the middle of the month! They are LOUSY LOUSY with customer service and a so-called “broker” for mortgages.

Carrington 1 Star Review:

 Carrington is a horrible company to do business with. B of A sold my loan to them, and as much as I disliked B of A, Carrington Mortgage Services is worse. They raised my escrow in November 2016, and again in April 2017. My mortgage is now over $200 more than it was when it was with B of A. They cite increasing insurance and taxes as the reason. Since it was relatively stable under B of A, I don’t understand how it could have jumped that much. Additionally, I really thought they could only change the escrow once a year. I very much expect there will be a lawsuit over this eventually. I, too, have tried to refinance, but due to the rising mortgage and missing the date of the changing escrow, I now have a black mark on my credit and have to wait a year to do anything about this. I highly recommend NOT doing business with Carrington Mortgage Services.
