  3. Shellpoint Broker’s Price Opinion A Property Valuation is Completed (If, Applicable) – Often this may also be done via an automated valuation model (AVM)
  4. Negotiations Terms of The Modification Review Are Processed, Negotiated and Sent To Underwriting
  5. Modification Response Servicer Provides A Response

Shellpoint’s Home Mortgage Loan Modification Timeline

Companies such as Shellpoint has a lot of bureucracy involved. Shellpoint Mortgage’s  Loan Modifcation timelines vary often on things that are straight forward but not always. Here are a few of the reasons this question has such sticky answers.

  • For one, Shellpoint is simply a loan servicer. They are representing debt on someone elses behalf. This limits all decision making. As a mortgage note servicer they have to abide by their Pooling and Servicing Agreement (PSA). They have an agreement with each and every investor. In some cases they may be delegated to make decisions on behalf of the investor they are servicing the loan for and in other cases they are not delegated (non-delegated) which means they have to request permission from the investor before being able to make any arrangements. Investors like Fannie Mae (FNMA) and Freddie Mac (FHLMC) often take the decision making authority into their own hands. In a heavily regulated business the more hands invovled in each review the longer it takes leaving Shellpoint Mortgage with their hands tied.
  • Another issue, affecting the modification timeline is priority. Priority is often governed by when the application was first submitted but it may also be governed by other pressure. This business is a first come first service until you ask if, “Does my Shellpoint Loan have a sale date?” If you have a pending auction date it is likely they will attempt to review you sooner. You have to keep in mind though that servicers, such as Shellpoint, have foreclosure dates for homes almost every day. Even a week from today is not worked as quickly as you might want because of foreclosures going to sale happen so often and in such a large volume. Remember this business is a first come first serve but it is also influenced by foreclosure status and proximity to the sale date.
  • Lastly, not all mortgage workouts were created equal. There are a large number of programs each with its different terms for how they would modify your loan. Typically, if the first modification type doesn’t work they will review you for the next one, and so on, until they find a mortgage solution that works. Departments due to this “waterfall” process are often very specialized so many times different represenatives handle different parts of the review. An example of this is how Loan modification negotiators review only loan mods while short sale negotiators only review short pays (discounted payoffs).

The timelines will vary greatly from customer to customer. Whether the decision can be made by the servicer themselves or if they have to send it  out for the investors appoval, whether you fit the first plan you are reviewed for or the 11th plan, along with factors outside the bank including but not limited to how fast they are able to get their property values back from valuation companies, how fast documents are received legibly on their end and much much more all effect how long it will take for your Shellpoint Mortage Loan Modifiication to be reviewed.

We somehow ended up with this fraudulent collection agency when Penn Financial turned over our mortgage to them. They withdrew over $700 from our escrow to pay city property taxes and my city never received the payment.  To complicate matters, our house was built on the existing plot of my neighbor’s home, and the city has not yet split our plot into two properties. Shellpoint did not do this research and came up with a figure on their own. They sent us a letter finally admitting their mistake but after 90 days, they have still not returned the $700 to our escrow. Our closing attorney and original mortgage lender has been trying to settle this on our behalf but the dopes at Shellpoint are not responding. My husband and I have excellent credit scores, live in a desirable community and have high income with steady jobs for the past 30 years. I filed a complaint with the Consumer Financial Protection Bureau CFPD, and Shellpoint Compliance called me the next day and we resolved the issue over the phone. Waiting for documentation.

I have never left such a bad review before for anything but for this company I can only say STAY AWAY PLEASE.  Do yourself a favor   If you have to get a mortgage loan slit your throat before you ever sign with this company .  They do not care about anyone or anything but there money    That is no compassion for the customer and no customer service   The knowledge of there help is horrible. The pass you from one customer service person to another   They make everything hard and frustrating. When we had the hurricane in Florida and we were called a natural disaster area they had no idea and did not care about you not having electric or not being able to work.  There was no 3 month extension allowance. All they wanted to know is when they are getting their money or there will be a foreclosure started to take your house .   No one in their offices knew how to do anything but to tell you to hold on when you call for a question   Please do yourself a favor.    DON’T DO BUSINESS WITH THIS COMPANY !!!!!!!  If I did not have to I would not even leave one star …..

Honestly , if there was an option to enter ZERO I would.  Horrific customer service in general.  You can never speak to anyone that provides accurate information or even get through. As i type this, I am waiting 14 minutes already to speak to someone.  If you ever need to escalate a call, they flat our refuse and tell you they will “email a supervisor” and they will call you back.  Never happens.
