A lot of bureaucracy is involved in a company like BB&T. Due to this the timeline of BB&T loan modification varies due to reasons that sometimes are very straight but sometimes they are very complicated. Here are a few reasons why the answers to this question are such complicated.

For one, BB&t is only a servicing company of mortgage notes. They usually represent debt on someone else’s behalf known as an investor. Due to this the decision taking capability of the company is hugely reduced. As a home loan servicing company they follow the Pooling and Servicing Agreement (PSA), This serves like an agreement between all institutions. The company is allowed to take a few of the decisions on behalf of the investor but not all the decisions. This means that they have to get permision from the investor for every loan modification that they want to make. Certain investors take the process of making decision and do it themselves. In this kind of regulated business the more hands involved the longer it takes in processing leaving BB&T‘s hands tied.

Another issue, The timeline depends on the priority of the application. The company prioritizes the applications that are received first. The company mostly works on the first come first serve basis but it also depends on if you have a foreclosure date that is very near in the future. If you have a foreclosure date that is near in the future then it is likely that your application will be pushed to the front of the line and considered sooner for the mortgage assistance. It must be kept in mind that the institutions like BB&T have foreclosure dates for almost every day. Due to this the process does not go forward as quickly as you want it to.

  • Lastly, All mortgages are not created equal. There are a large number of mortgage programs each having different terms and regulations about how they will modify your loan. Usually, if the client does not qualify for the first program they are tried for the next one. This process goes on untill they find the mortgage solution that works. Departments are very specialized due to these conditions so many times different representatives handle different parts of the review.

I am so disgusted with BB&T and would not advise anyone to get a mortgage loan or home equity loan from BB&T EVER. I have had nothing but problems with them since getting this. Now I am on SSN only and this has been one hassle right after another. Every time I call them about the issue, they give me a different answer. When I make a payment and want to apply it to principal only then they want another payment in addition to what I am already paying which is more than what they say I owe for the month. Over and over again and they keep adding late assessments because they said I wanted my payment to apply to principal… How stressful, in 3 yrs I have been made a widow, diagnosed with Leukemia and lost my job due to a RIF…

If you are looking for the worst customer service team in the mortgage/banking business, then BB&T is your bank. For the Records. We both have a credit score of over 760. We were putting down 40% (money coming out of one of our accounts in the BB&T bank). We were buying new construction home. We had more than enough money in the BB&T system to cover the mortgage balance two times over. That said, we spent: 6+ weeks of watching them drop the ball, 6+ weeks of broken promises. 6+ weeks of doing the same exercise over and over again, 6+ weeks of listening to them passing the buck…………..

BB&T 1 Star Review:

More than 3 months ago we refinance our mortgage with another bank. The first flag was that they calculated our “payoff balance” 2 payments higher than actual balance. Even though we never been a single day late for our payments! That made us bring $1300.00 more to our closing (with another bank) – BB&T refunded us overage 3 weeks later. The second (still going on) they took $2200.00 from our escrow for paying our tax which they never paid!!! Nor refunded to us!!!! We had to bring from our pocket $2200.00 more for property tax to a new closing. 3 months later BB&T have not refunded us for $2,200.00!!! So many phone calls to BB&T. They lied that they paid tax. We called Tax Services and confirmed that they did not (we paid at closing), then BB&T lied that they will refund in 2-3 days, 24 hours… we haven’t seen dime yet!!!
