RoundPoint Mortgage Modification Process

RoundPoint Mortgage has a similar to other companies conventional Loan Modification Process. The process is further explained below:

  1. Interview By Phone To initiate the loan modification process an interview is conducted over the phone.
  2. Package Submission A package called Request for Mortgage Assistance (RMA) form has to be completely filled which requires you to completely declare your financials.
  3. RoundPoint BPO  (Broker’s Price Opinion) Sometimes there is a need to valuate a property, for this purpose a broker’s price opinion is obtained. Sometimes an automatic valuation model is used.
  4. Negotiations The modified terms are reviewed and sent to the underwriting for approval.
  5. Modification Approval/Decline The servicer responds on behalf of the client about the approval or decline of the modification application.

RoundPoint’s Home Mortgage Loan Modification Timeline

In a company like RoundPoint Mortgage there is a lot of bureaucracy involved so the timeline of the modification process varies on reason that are sometimes simple but sometimes complicated. Here are a few reasons why the answer to this question has such complicated answer.

For one, RoundPoint Mortgage is a mortgage servicing company. They are usually representing debt on someone else’s behalf. This majorly effects the decision taking capability of the company. As a home loan servicing company they follow the Pooling and Servicing Agreement (PSA), This serves like an agreement between all institution. The investor does not allow the company to make all the decisions themselves. This means that they have to get confirmation from the investor for every loan modification that they want to make. Certain investors take the process of making decision and do it themselves. In this kind of regulated business the involving of more hands increases the time frame for the processing leaving RoundPoint’s hands tied.

Another issue, In the RoundPoint loan modification process the timeline is crucial. The servicers usually prioritize the application by the date it was received but it depends upon other factors too. The applications are usually sorted by first come first serve basis but it depends on if you have a near foreclosure date. If that is the case then it is likely that you application will be pushed to the front of the line and considered sooner for the mortgage asisstance. It must be kept in mind that the institutions like RoundPoint have foreclosure dates for almost every day. Due to this, the process does not proceeds as quickly as you want it to.

  • Lastly, All mortgages are not created equal. There are a large number of programs each with different terms that how they will modify your loan. Mostly, if the first program does not work for you or them they will consider you for the next one and so on untill they find the mortgage solution that works. Departments due to these conditions are very specialized so many times different representatives handle different parts of the review.

RoundPoint’s Home Mortgage Loan Modification Timeline Conclusion: While we would be very happy if we could give our customers the exact timeline for the loan modification but the timelines vary greatly from customer to customer. It depends on whether the servicer can take the decision themselve or they have to send it to the investor for approval. It depends on whether you fit the first program you are reviewed for or the 10th or 11th. It also depends on the factors from outside the bank such as how fast they can get the valuation on the property and how fast they receive the legible documents.

RoundPoint 1 Star Review:

Not happy with with this servicer at all. They dropped the ball with some of my paperwork (no apologies from anyone) and their site is often inaccessible. Trying to reach a customer service rep has been impossible. Customer service is not a priority….either is getting paid evidently.

RoundPoint 1 Star Review:

We flooded and roundpoint did everything they could to hang onto our insurance money after 3 months of runaround on the phone finally contacted the state mortgage and loan department to get it resolved. One of the worst experiences in my life have never felt so manipulated, abused and lied to. Never ever once followed through on what they say the would do be it sending checks or calling me back. Truly the worst customer experience of my life.

RoundPoint 1 Star Review:

The absolute worst!!  They claim they are there to help, no they are not.  I have been trying to work on an assistance application with them for months.  Every time I call I get someone different who has a different answer, and it’s always wrong!  I even sent to them copies of emails that they sent to me very important information that I was going by, it was ignored. Return phone calls are ignored, return e-mails are ignored, etc. They have delayed this application for months because of their incompetence, now it may be too late for us to save our house.  We have worked in good faith, sent everything requested.  On 1/31/18 I was told they had received the last piece of documentation, but should call back the next day to see if there was anything else.  I did that and was told that the signatures on 2 documents had expired, that very day!!!  Sounds pretty fishy, perhaps illegal?  They are sabotaging this application making it IMPOSSIBLE to be successful.  Wish I could give them a minus rat
